建築設備の保全方策の検討
老化する設備に対して保全は性能を保つのに有効であるが、経験に基づく知見が多く、理論的な検討も十分とは言えず実務での適用に課題がある。保全して信頼度が変わる場合に信頼度曲線から稼働時間を算出する方法を着想して保全後の稼働時間を求めた。この方法を用いて、幾つかのワイブル分布型の寿命分布に対してオーバーホールする場合と、保全方法や保全時期を変えた場合の稼働時間の変化を求めた。さらに実際の数値を入れて簡単な計算を行い収益の変化を求めた。これらから経営の視点で決められた保全費用に合わせて保全法を選択する道を付けた。
Examination of Maintenance Policies for Building Equipment
Maintenance keeps building equipment functioning at optimum efficiency. Maintenance policies, however, are mainly based on experience. Few policies have undergone a theoretical analysis aimed at practical implementation. This paper describes a method for calculating the operation time from a reliability curve formulated at the time maintenance is done. The method is applied to various Weibull distribution lifetime to calculate the operation time when overhaul maintenance is done. Operation time is also calculated when changes are made to the maintenance policy or its implemented time. As an example, the simple calculation simulates the cost of maintenance using actual values for maintenance. This study describes a method for formulating a building maintenance policy based on the cost requirements established by the building's management.
